I live in another state, how do you show homes remotely?
As a Realtor in the Las Vegas area, many of Jessica’s clients live out of state. Fortunately, using facetime and video makes showing remotely very simple. All documents may be signed using e-sign, with a verified signature, and once signed electronically are delivered back to my inbox. For the final closing documents, a mobile notary is sent by the title company to wherever you’re located.
I’m a first time homebuyer, what should I prepare in my file for pre-approval?
It’s always good to have your documents organized prior to starting the buying process. You don’t need to have everything ready, but having a folder ( or creating one on your desktop ) with copies of the prior two years tax returns, two paycheck stubs, and copies of your ids ready to send - makes it easier.
I’m an investor, do you also do property management?
Jessica doesn’t work in the specialty field of property management, but she has companies that she refers her clients to for management services after the closing. She makes this a seamless transition, and she’s always available to help in areas that her real estate license covers. By staying current on rental market rates, she provides investors with rental market comps for properties of interest - saving you time in your property search.
What’s included in listing my home?
When listing your home, professional photography, signage and marketing are included. You receive full service support and assistance throughout the transaction. Jessica aims to exceed your expectations in customer service, property marketing, and provide a timely sale.
What are comp reports?
Comps are similar properties, used as a basis to perform valuations of another property, (whether for sale or for rent). When listing your home on the market, comparative market analysis reports show an average of homes recently sold within the past 180 days that are within close proximity to your property. The closer the comp is in square footage and location, the better it will support the value. Other factors, such as home upgrades, may be considered in determining the market value range. On the buying side, this same report helps to determine a wise purchase price for an offer.

Yes! Jessica works as a full time Realtor for Realty One Group, and she’s always available for her clients. She also has trusted colleagues who may assist her, if needed.
