There are many new home builders in Southern Nevada, and as the area continues to grow, more new home options have become available. Builders usually offer different incentives, including special interest rates, upgrade credits, lot premiums, and move-in ready homes. When visiting a new home builder, you need your Realtor register you in their system in order to have representation throughout the transaction. Once you are registered with a new home builder, you may return to the models anytime without your Realtor.
Choosing your Home
Viewing Model Homes
Model homes are beautiful! Talented interior designers make them shine and sparkle in such inspiring ways. When viewing model homes, you want to make sure you know what is included in the standard home, versus what is considered an upgrade. If a certain element of the home’s design is an upgrade, there will be a cost. Sometimes builders offer credits that may be applied towards upgrades.
Upgrades to the outside of a home are often called “elevations.” For example, this could be different types of siding, paint, or front porch features. Front landscaping is typically included in the base price, but the backyard is commonly just dirt or gravel. Sometimes builders offer landscape upgrades, but usually you start with a blank slate to make your own!
The Next Steps
Making Selections
After you decide on the home model you want - you sign the builder’s contract and place the deposit. A tentative completion date is given, and this time frame usually ranges from a month to a year, depending upon the home you choose. On average, a new home takes six to eight months to complete if starting from the ground up. However, builders often have move in ready homes, or homes that will be completed sooner. Always check their inventory lists to see if a similar model will be available sooner.
You will work with the new home construction representative to select a property lot, upgrades, and select details such as your floors, countertops and cabinet finishes. Some builders have showrooms and others offer their selections on site. There are more options with new homes if you build from scratch, but if you choose a home already being built, the builder has already made many of those choices.
Getting the Keys
Prior to closing, a walk through is done roughly a week beforehand, with the builder and oftentimes the construction manager. This is the time to check if any details were overlooked, or need to be addressed. Once everything is approved, you arrange to sign your closing documents.
Closing day on a new home build is very exciting, because you’re not only getting the keys, but you’re the very first owner of this beautiful house!
